Experian Dispute

To file a dispute with Experian credit bureau you must write a dispute letter. When they receive your dispute letter they will investigate the disputed listing.

I suggest you first get a copy of your credit report. This can be done by going to annual credit report. They will issue you a free copy of your credit report with each bureau annually.

Once you have received your credit report you need to identify what marks are incorrect. These are going to be the marks that you will dispute.

You will dispute the items by creating your dispute letter and mailing it to Experian credit bureau. Once they receive your letter they will determine if it is valid or invalid.

If it is found to be invalid then they will write you requesting more information about the dispute. If this happens you will need to respond accordingly and provide the requested details.

However if they find your dispute valid they will investigate the mark. During an investigation they will contact the originator of the item and ask them to verify the account, the balance, and the dates on the account.

Frequently an investigation will result in the removal of a bad credit item. This happens because many businesses are not going to spend the time or money verifying a disputed debt.

Your other option to dispute bad credit is to hire a credit repair service. If you do hire a service all you will need to do is identify what items you wish to dispute.

In case an item is verified then a credit repair service can be very helpful because they have advanced dispute techniques. These include; creditor direct intervention, escalated dispute information requests, and debt validation.

If you have multiple bad credit items you wish to dispute then I suggest hiring a service, in addition they will have no problem getting a valid dispute submitted. However if you only have one or two bad credit items to dispute then you can do it yourself.

You are going to need to dispute a bad credit item with each credit bureau. This means you will have to send a separate letter disputing the same item with each bureau.

In sum you can dispute Experian and have them remove negative credit from your credit report. You must either hire a service or dispute the listings yourself. - 16931

Real Estate Marketing is a must!

Does your real estate investing business have problems? Do you do less deals than you would like to? If so, then I know what your problem is.

Even without talking to you, I know that every problem that you have in your real estate business can be traced back to marketing. If you don't have enough leads, it is a marketing problem. If you can't sell your house, it is a marketing problem. If the leads you are getting are not panning out, then it is a marketing problem.

I could go on, but I don't want to bore you. The bottom line is: Marketing is key to any business. The right marketing can grow your business so fast you will be astonished. So if you are having problems, go back to the basics of your marketing and find out what you have to change.

In the end, every hour and dollar you spend on marketing is worth it. Even when a particular strategy fails, it is still worth it because you found out what didn't work. So, keep trying and learning, but 50% of your time in your business you need to be focused on marketing.

In my opinion, you are missing out if you are not marketing online, which should be 99% of your marketing today. You will not find a better ROI on your marketing than on the Internet.

Don't get stuck with a deal that you can't sell!

Wow, I talk to so many investors who started in Real Estate with the goal of buying and selling houses yet they ended up being landlords and they hated it. Now I personally love rental houses and own a bunch but listening to these sad stories all the time is what led me to focus solely on finding buyers.

I had the same experience when I ended up having to get a loan to buy a house I put under contract but was not able to sell.

Fortunately, I had a mentor who told me to forget everything I have learned about real estate and who taught me a new way of investing - finding out what investors wanted and not what I thought they should have.

If you do real estate investing full time, not as a hobby that you get in and do on the side, it is a serious job. Yes, you can flip houses and make a bunch of money like you see on TV, but the TV shows, in my opinion, are dramatized crap that does more harm than good. They make people think they can go out and get a junker property, put a bunch of money in it, and sell it really fast and make a killing.

Well, wake up and lets get real. In the real world you will find out quick the majority of the time it does not work like that. You have to really know what is going to sell before you make a big purchase and sink time and money in the deal.

How To Get Home Loans In South Africa

Salary wizard discusses interview strategy

Often times in salary negotiation the question about your salary history will come up. It is not a good idea to discuss your salary history if you can avoid it, as it can give the employer a hand up in negotiation.

A good rule of thumb is to always be honest. Discussing salary during the early part of the recruiting process is not a good idea.

My preference when pressed for an answer is as follows:

1) The compensation you earned in the past is for similar work but the total compensation package is not related to the work and company your going to. Your past salary should not factor into your new job.

2) If pressed to disclose the previous salary, as is mentioned by other respondents, mention with the total value of your compensation package. Also, re-iterate that it is not the same company, and so your previous salary is not terribly pertinent. There are so many factors including work life balance, benefits, holidays, paid overtime, etc,etc, that factor in.

3) You have to know where you stand in terms of the market. Know the going salary range for the job you are in and the skill level and experience you have for your region. You should know what level you can ask for and expect to get by doing your research.

4) Regardless of whether or not you were earning at or below or even above the market average for your career, your past salary is not relevant. You may have had any number of reasons for working below market in the past, but what is important now is that you earn current market rates for the work you do. Your past doesn't explain your worth as a resource to the new employer.

5) If you divulge your salary, restate that you expect to be paid the standard industry rate for the posting, and explain what you do understand about the industry at that time. Most employers will respect you for standing your ground on the matter. Just remember that in negotiating you should be firm in your stance but respectful in your demeanor.

Do not lie in your interview. The employer has ways to detect what you really earned, either through asking you to produce a pay stub, or asking if they can confirm it with your previous employer. Remember, the value you bring is the value you bring, and that is the bottom line if the employer wants to hire you. - 16931

Most of the scammers will count on you jumping into a prospect without bothering to investigate the firm. When you invest in natural gas exploration, you are entering into a partnership with the firm that is doing the drilling. Just as you would investigate any firm that you decide to enter into an agreement with, you should do the same when you are considering giving money to a firm that promises to find natural gas.

There are plenty of good companies out there that are diligently trying to pursue the exploration for natural gas. Avoid the scams and find one that has been around for awhile, has shown proven returns to investors and does not promise anything that sounds too good to be true. Do Bad Credit Student Loans Exist

During the first few years of college, I absolutely ruined my credit. I picked up a few student Visa cards and proceeded to spend money that I didn't have. I hadn't learned about credit and what a terrible thing it can be to have bad credit. When I tried to pay for school and other expenses, this made life pretty difficult.

Since my credit score was in the 450 range, getting loans was also really tough. I couldn't even get a cell phone without putting down a deposit of over $400. Since I had been denied for other types of loans, I honestly believed that getting student loans was outside the realm of possibility for me.

My undergraduate studies were honestly quite a challenge for me. Mostly this was the case because I didn't think I could get loans. I would work for a while and then go to school for a while. Doing school this way takes a really long time. Now I know that I could have taken out student loans even though my credit was terrible.

The federal government has created the Stafford loan program which allows you to take out student loans regardless of your credit history. They guarantee the loans which takes away the risk from the institution that provides you with the loan.

Economically, it makes perfect sense for the government to loan money to students. Even students that have bad credit will increase their lifetime earnings significantly if they graduate from college. The government knows they will get more in taxes if they can get more people to finish school.

Getting Stafford loans is pretty easy if you're a citizen of the United States. All you need to do is go into the financial aid office at your school to fill out a FAFSA. You will then be judged based on your need. If the school determines that you have need, you should be approved quite easily.

Defaulting on previous education loans can make you ineligible for Stafford loans. If you have an educational loan in default, you will have to pay it off and you can then qualify for a Stafford. If you haven't defaulted on a loan for education in the past, there's a pretty good chance that you can take out this type of loan.

If I had learned about these loan programs earlier, I could have finished school in a much shorter time period. As is, it took a few extra years. I guess you have to live and learn. Hopefully this article will help someone to learn that getting loans is an option now. - 16931

Why realtors hide the best deals?

Let's say you are looking at a REO for which they want 25k and they have just come down from 29k. The bank apparently did not really look at the property because it isn't worth the asking price. The only good part of the house is the structure; the house would have to be gutted to rehab. You don't want to do it yourself but you would buy it to flip if your low ball offer on it got accepted.

If this doesn't work, you are not interested. But you don't want to let this property go just yet as it is listed by a realtor who doesn't even have a sign in the yard. No one knows this house is even available. Also, the house should sell for anywhere from 45 to 106k after rehab.

Why there is no sign in the yard on the REO listed for sale? For one of two reasons. First, the realtor could be just lazy.

Second reason is if a realtor knows what he is doing, it means he has investors or friends he is holding the house for. They may hope no one notices the property and they will get a sure deal selling it to somebody who buys from them all the time and closes all the time. Sometimes they need it to get to a certain price range in order for their buyer to pick it up.

This happens all the time and frankly speaking, that is just business based on good relationships. You eventually want to be that kind of person. This kind of relationships is the reason why one has a success in real estate business. They are not hard to build but it does take some skill. - 16931

Planning to invest in out of state properties?

There are times in your life when you have to make decisions that others may question you on in order to change your future.

That is the case with investors who would want to build a rental portfolio or invest in real estate but their market is so crazy that a 2/1 shack is 200k or the taxes are so high that they cannot get a positive cash flow. So what can you do?

Look for properties in another area, or even another state, which are affordable and give you positive cash flow.

There are lots of the areas that the news never talks about because they don't have 50 percent appreciation in a year. They just steadily grow at a measly 3 to 5 percent, and guess what When the Bubble burst they also didn't have 50% depreciation in a year. In fact, they just hang out and many people just don't even notice.

What is the key to finding a stable area that won't blow up or down? Here are 7 steps to finding out your area properties to invest in.

1. Look for areas that have a strong rental market, where a good majority of houses are owned by investors who are renting property. It tells you that the taxes are low and the rent rates are high enough to attract investors wanting cash flow.

2. Find the areas that other out of state investors are buying in. Google is one way that comes to mind. Craigslist.com is also a very good source. In fact, I think it is one of the best sources to find great deals.

3. When you found the area, talk to people there about the markets overall appreciation. Find a market that is simply boring, one where no one really understood all of the hype about the real estate bubble because it wasn't happening there.

4. Once you find the area that other out of state buyers are buying in then the work begins. You are not there, so someone will have to do your legwork. What is the best way to find the local deals? Find the local wholesaler!

5. Just like a spy gathering intelligence, find somebody who is connected, who is the big dog dealer around, and try to get him on your side. That is what you should do to find the best deals in the area.

6. Find out who are the hard moneylenders in the area. They will be friendly with the local wholesalers. Find the moneylenders, and you will find the best deal finders. They will be the ones finding deals and bringing buyers who need to borrow the money. Easy - just like a spy!

7. Talk to the wholesaler in your area. It's less work and much easier than working with realtors. Be sure to do some checking and asking around, make sure he or she is the big dog, so to speak. They run the volume-based business so they mark the deals up just a few thousand and move them so they can keep buying more properties. Besides, the local wholesaler is going to snatch all the best deals up anyway because they are going to have all the relationships with the realtors anyway and get 1st call on the deals.

Overall the local wholesalers for the work they do - looking at hundreds of houses and making hundreds of offers to get their deals - are more than worth the measly mark up they make. Let them tell you who the best property mangers and contractors are, and they will help you get properties - quality properties - faster, so you can achieve your investing goals.

About three years ago, my family and I decided to take advantage of Toronto's real estate upswing. We opted to sell our townhome while prices were skyrocketing ending up with a very decent profit. The house is on a sprawling estate and it seems as if the property is almost double in size. Winnipeg real estate prices go up by 20% every year. So the new home would fetch at least $300,000 in the Toronto real estate market. If renovated completely, the price would go up to $500,000. The location also has a say in the price.

Toronto prices have shot up so much that people who want to buy a house have to shell out $250,000! Others have to forget about settling in a nice neighborhood or a place with good amenities, the condition of the place, etc. They can only live in town homes or condominiums. The house could be in any condition--the price would not change. The real estate listings of the city of Toronto therefore prove to be quite mind-boggling for someone who is not prepared for it!

Obviously we're thrilled that we made our move when we did. We no longer battle through gridlock to and from work. Road rage is virtually non-existent in our city. There are tons of actual houses for sale well below $100,000 in a variety of neighborhoods to choose from. Manitoba Hydro offers several incentives for homeowners, so even if you buy a fixer-upper, you have options for installing brand new windows and high efficiency furnaces, without having to worry about high interest rates on your loan payments. And yes, we even have townhomes and condominiums for sale, but the maintenance fees are a fraction of what is demanded in Toronto's real estate market.

Thus, all types of people can adjust to Winnipeg, for the real estate prices are within affordable range unlike the city of Toronto.

What is the best thing about Winnipeg is that life moves at a slower pace over here. Every one has time for each other. The children are happy with the wide open spaces. How You Can Remove a Judgment from Your Credit Report

A judgment is also commonly referred to as a default judgment or credit card judgment. This is simply a variation of the same meaning.

You are legally responsible to pay back a debt. This has happened in a court of law.

The creditor has sued you and won their case. This gives the creditor legal grounds to have your wages garnished to pay back the debt.

This is a very bad mark to have on your credit and will cause your credit score to be lowered. Often collection agencies will try and win a judgment. Judgments can happen with any form of unsecured debt.

This mark will remain on your credit file for 7 - 10 years. It depends upon what state the case was filled in and what the statutes of limitations are in that state. It is also common for lenders to seek a renewal judgment if the debt has not been repaid at the end of 7 or 10 years.

This makes it possible to never be able remove a judgment. However with some savvy credit repair attorneys and a little luck you may be able to remove a judgment without paying it.

I would first suggest creating a dispute letter. In this letter you identify the judgment listing and explain the reason it is not accurate and mail it to the credit bureaus.

The bureaus will then hold an investigation. They will try and verify the debt and the amount of the debt with the lender or collection agency.

If the debt is not verified or found to be inaccurate then the bureau must remove the mark from your credit report. Often investigations result in a mark being erased.

However judgments are more often verified, this is because the lender has taken steps to ensure repayment. This usually means you will not be able to remove the mark.

However in some circumstances a judgment is simply wrong. The mark should be removed from your credit report.
